Cost, Estimates and Financing

  • How much does a roof replacement cost in Spokane, WA?

The cost depends on your roof's size, pitch, and complexity, the material you choose, how many layers need to come off, and whether the decking underneath needs repair. Composition (asphalt) shingles are generally the more affordable option, while metal costs more up front and lasts longer. We give you a written estimate with a clear scope of work before anything starts, so you can see exactly what is included. Request a free estimate and we will price your specific roof.

  • Do you offer free estimates?

Yes. Estimates are free and come with no pressure and no obligation. We look at your roof, siding, or exterior project, explain your repair, replacement, and material options, and give you a transparent estimate and scope of work before the project begins.

  • Do you offer financing for roofing and siding?

Yes. Financing is available for qualifying roofing and siding projects. Ask about options during your estimate, or start with our financing application.

  • Why do roofing quotes vary so much between contractors?

Two quotes can look far apart because they describe different jobs. Differences usually come from:

    • Materials and product line
    • Full tear-off versus overlay
    • Underlayment, flashing, and ventilation included in the scope
    • Warranty coverage
    • Installation method and crew experience

When comparing bids, ask what is included line by line. The lowest number is not always the lowest cost over the life of the roof.

Roof Replacement

  • How do I know if I need a roof replacement or just a repair?

Repair usually makes sense when damage is limited to one area and the rest of the roof is in good shape. Replacement is usually the better investment when you see:

    • Widespread curling, cracking, or missing shingles
    • Heavy granule loss (granules collecting in gutters)
    • Leaks in more than one spot
    • Sagging areas or daylight visible in the attic
    • A roof that is near the end of its expected life

A professional inspection is the most reliable way to tell. We can walk you through both options during a free estimate.

  • Should the old roof be torn off, or can new shingles go over it?

We recommend a full tear-off for most Spokane homes. Heavy snow loads, freeze-thaw cycles, and big temperature swings can trap moisture under an overlay and speed up deterioration. A tear-off lets the crew inspect the decking for rot or damage, make repairs before installation, and start your new roof on a clean, solid surface.

  • How long does a roof replacement take?

Many typical homes are completed in one to two days. Larger or more complex roofs, extra decking repair, and weather delays can add time. We communicate the schedule and expectations before installation begins, so you know what to expect.

  • Do I need to be home during my roof replacement?

You do not need to be home for the work itself. We recommend moving vehicles away from the house, and clearing breakable items off attic shelves and garage walls, since roofing can cause vibration. When the job is finished we clean up the site and do a walkthrough of the completed work with you.

  • What is the best time of year to replace a roof in Spokane?

Most roof replacements in the Spokane area happen from late spring through fall, when conditions are dry and shingles seal properly in warmer temperatures. Schedules fill up in summer and early fall, so it helps to get an estimate early. Winter installs are limited by snow and cold. If your roof is leaking in winter, call us and we will advise on next steps.

  • How long does a roof last in Eastern Washington?

Lifespan depends on the material, installation quality, attic ventilation, and exposure. Asphalt (composition) shingle roofs commonly last about 20 to 30 years, and metal roofing can last considerably longer. Spokane's snow, ice, wind, and summer heat all affect aging, which is why proper installation and ventilation matter as much as the product itself.

Roof Repair, Leaks and Storm Damage

  • What causes a roof to leak?

The most common causes are damaged or missing shingles, failed flashing around chimneys, vents, and skylights, worn pipe boots, problems in roof valleys, and ice dams in winter. Leaks often show up far from where the water actually enters, so a proper inspection traces the source rather than patching the stain. See our roof repair services.

  • What should I do if my roof is leaking right now?

Stay off the roof. From inside, move belongings away from the leak, place a bucket or container underneath, and take photos of the damage for your records. If water is pooling in a ceiling, a small hole can relieve it into a bucket, but only if it is safe to do so. Then call us at (509) 688-4480 and describe what you are seeing so we can help you plan the next step.

  • How can I tell if my roof has storm damage?

Look for shingles that are missing, lifted, or creased, loose or bent flashing, dented vents or gutters, and shingle granules in your gutters or downspouts. Some damage, especially from hail, is hard to see from the ground. After a major wind or hail storm, schedule an inspection before small problems turn into leaks, and be cautious of anyone pressuring you to sign a contract on the spot.

  • What are ice dams, and how do I prevent them in Spokane?

Ice dams form when heat escaping from your home melts snow on the roof, and the meltwater refreezes at the colder eaves. The ice can force water up under shingles and into the house. Prevention starts inside the home with proper insulation, air sealing, and attic ventilation, plus the right underlayment at the eaves during roofing. If you have had ice dams or winter leaks, mention it during your estimate so we can look at the contributing factors.
